The Town’s scheduled 2020 revaluation will be postponed until the 2021 assessment roll. The Town had previously entered into a cyclical plan with the New York State Office of Real Property Tax Services culminating with a Town-Wide reappraisal reassessment in 2020. The Town will not implement the revaluation plan for this year, however properties may see assessment adjustments based on such things as physical inventory changes, construction and demolitions.
Key Dates on Assessment Calendar
May 1st(Taxable Status Date): NEW DATE: June 1, 2020: Assessments reflect the ownership and physical condition of the property as of this date. In addition, exemption applications must be filed / postmarked by this day. Senior Citizens filing the Local Level Senior Exemption RPTL-467 have until July 21, 2020, to file the exemption.
June 1st(Tentative Assessment Roll): NEW DATE: July 1, 2020: Date tentative assessments are made available (online and in office). This is also the date that CHANGE OF ASSESSMENT NOTICES are mailed for any property seeing a change in assessment including changes resulting from building permits, inventory discrepancies, demolitions, etc. Please note, The Town of Mamaroneck mails “change of assessment” notices to ALL property owners, even if the assessment remains the same. If a property owner disagrees with the assessed value of their property, a grievance may be filed beginning this day.
June 1st thru THIRD TUESDAY in June: NEW DATES: July 1 – July 21, 2020: Time frame to file a grievance. The Board of Assessment Review will convene on the third Tuesday in July (Grievance Day). At this time we are hopeful that the Town can continue to receive grievances by mail as well as in person, as in past years. For the safety of our residents and staff, an announcement will be made in June if it is necessary to make a change to the location of the “in person” filings.
The following dates REMAIN UNCHANGED:
September 15th(Final Assessment Roll): Date on which final assessments are made available and the first day to file Small Claims Assessment Review / Certiorari petitions. Final assessments include all changes made by the Board of Assessment Review.
July 1st of Preceding Year (Valuation Date): The Valuation Date is the date upon which the value of your property is based. In the Town of Mamaroneck the Valuation Date is July 1st of the prior year. For instance, assessments on the 2020 assessment roll are based on the value of your property as of July 1, 2019.
